General Living Standards
- Tiny Town is a long-term residential community
- Occupancy must match your Lease (typically 2 adults + 1 child unless approved)
- Premises are for residential use only
- No subletting or short-term rentals without written approval
- No washing machines permitted in homes
- Quiet Hours: 10:00 PM – 7:30 AM
Payments & Communication
- All rent, fees, notices, and non-urgent maintenance requests must be submitted through Magic Door
- Urgent issues (water leaks, safety concerns):
Call or text (407) 936-4094 - Rule violations and official notices are delivered in writing
Utilities & Septic (Very Important)
- DO NOT pour grease down drains
- Only septic-safe toilet paper may be flushed
- No wipes, feminine products, paper towels, chemicals, or litter
- Liquid Rid-X is required monthly for long-term residents
- Leaks must be repaired within 24 hours
Vehicles & Parking
- Maximum 2 vehicles per lot
- Park only in your driveway
- No street or grass parking
- Vehicles must be registered and operable
- No vehicle repairs or oil changes on property
Guests
- Guests may stay up to 7 days within a 60-day period
- Longer stays require written approval
- Residents are fully responsible for guest behavior and damages
Pets
- Only approved indoor pets are permitted
- Pets must be leashed and accompanied outdoors
- No tethering, runs, kennels, breeding, or boarding
- Pick up pet waste immediately ($25 fine per violation)
- Pets must not disturb neighbors
- Free-roaming pets may be reported to Animal Control
Trash & Cleanliness
- Bagged household trash only in dumpsters
- No furniture, mattresses, construction debris, or hazardous waste
- Keep your lot clean, orderly, and uncluttered
Lake, Dock & Amenities — Use at YOUR OWN RISK
- The lake, dock, kayaks, shoreline, and fire pit areas are use-at-your-own-risk
- Landlord is not liable for accidents or injuries
- Children must be supervised near water
- Return kayaks after use
- No running, diving, or horseplay on dock
- Fire pits must be attended and fully extinguished
- Residents are responsible for damages caused by unsafe use
